E-calculation

The energy class of a building is an important determinant of its value and attractiveness in the market. The energy class is determined on the basis of the calculated E-value of the building, which describes the annual energy consumption per square metre of the building. Lighting has a major impact on the E-Class , and a properly designed lighting solution can significantly improve the energy performance of a building.

How does lighting affect the E-rating?

Lighting is one of the key aspects of E-Efficiency, especially in office and commercial buildings. By optimising lighting power density (W/m²) and adding intelligent control systems, significant savings in building energy consumption can be achieved. Daylight harvesting and occupancy sensors are effective ways to reduce lighting operating time and energy demand.

Example calculation: improving the E-number through lighting

1. Starting point

  • The office building has a lighting power density of 12 W/m².
  • Annual energy consumption for lighting: 50 kWh/m².

 2. Improvement measures

  • Upgrading of lighting to LED technology, reducing the power density to 6 W/m².
  • Installation of occupancy and daylight control systems, reducing operating time by 30%.

3. Outcome

  • Annual energy consumption for lighting will be reduced by 35 kWh/m².
  • This corresponds to a 30% reduction in lighting energy consumption.
  • The overall E-factor of the building will decrease, which can improve the energy class by one or two notches depending on the other energy factors of the building.

What opportunities does an energy upgrade open up?

  • Increased property value: an improved energy class increases the market value of the building and its attractiveness to tenants and investors.
  • Lower running costs: more energy efficient lighting will bring significant savings in running costs, making the property more attractive to long-term tenants.
  • Strengthening the sustainability profile: a good energy rating supports the company's sustainability objectives and enhances its reputation in the eyes of environmentally aware stakeholders.
